Newly released data for July shows that potential buyers and sellers in Plymouth County saw houses sell for slightly higher than the previous month’s median sale price of $580,000.

The median home sold for $582,500, an analysis of data from Realtor.com shows. That means July, the most recent month for which figures are available, was up 0.4% from June.

Compared to July 2022, the median home sale price was slightly higher at $582,500 compared to $556,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in up-to-date data. The statistics don’t include homes currently listed for sale, and aren’t directly comparable to listings data.

Looking only at single-family homes, the $600,000 median selling price in Plymouth County was down 1.6% in July from $610,000 the month prior. Since July 2022, the sale price of single-family homes was slightly up from a median of $580,000.

Sixty-five condominiums or townhomes sold for $1 million or more during the month, compared to 67 recorded transactions of at least $1 million in July 2022.

Condominiums and townhomes increased by 5.9% in sales price this July to a median of $450,000 from $425,000 in June. Compared to July 2022, the sale price of condominiums and townhomes was up 0.1% from $414,000. Fifteen homes sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in July 2022.

In July, the number of recorded sales in Plymouth County dropped by 0.2% since July 2022 from 647 to 518. All residential home sales totaled to $368.7 million.

In Massachusetts, homes sold at a median of $592,916 this July, up 0.4% from $590,317 in June. There were 5,949 recorded sales across the state this July, down 0.2% from 7,632 recorded sales in July 2022.

The total value of recorded residential home sales in Massachusetts decreased by 22.9% from $5.9 billion in June to $4.5 billion this July.

Out of all residential home sales in Massachusetts, 0.2% of homes sold for at least $1 million in July, up from 0.16% in July 2022.

Sale prices of single-family homes across Massachusetts decreased by 0.6% from a median of $614,125 in June to $610,360 in July. Since July 2022, the sale price of single-family homes across the state was slightly up from $584,968.

Across the state, the sale price of condominiums and townhomes rose 0.7% from a median of $536,165 in June to $540,000 this July. The median sale price of condominiums and townhomes is slightly up from the median of $520,500 in July 2022.

The median home sale price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sale price, which would mean taking the sum of all sale prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
